National Church Residences- Walnut Trace

Project Description:  Walnut Trace is a senior living community located in Gahanna, Ohio. This project included construction of a new 133,500 SF wood-frame senior apartment building. The building is comprised of 92 one and two-bedroom independent living units over a podium parking structure with 47 spaces. A 7,500 SF “Town Center” is also featured, which includes a bistro kitchen, fitness area, and community gathering spaces.

MEP design involved new HVAC, electrical, and plumbing systems for the building. Fire suppression was also included in the design. New HVAC, electric, rooftop units, and fire suppression.

Scope of Services:  RDFA provided MEP/FS design for this project, and Construction Administration in support of the Architect. HVAC design includes a variable-air-volume (VAV) system with air-handling units; high-efficiency water-heating boilers; indoor central-station air-handling units; and direct-digital temperature controls. HVAC air and water systems were tested, adjusted, and balanced.

The Plumbing and fire-suppression designs include wet-pipe sprinkler systems; domestic hot- and cold-water piping systems with recirculating pumps; interior sanitary and storm piping systems; site and interior natural gas piping; gas-fired and electrical water heaters; and low-flow plumbing fixtures.

Electrical design includes low-voltage transformers; switchboards; panelboards; interior, emergency, and exterior/site lighting; lighting controls, including manual dimmers, occupancy sensors, and photoelectric switches; transient voltage surge suppression; gas-fired emergency generators; and addressable fire alarm systems.
