Project Description:  Wood Hall, built in 1988, is one of the most heavily used academic buildings on the Rio Grande Campus and houses classrooms, a lecture hall, faculty offices, conference rooms, student lounge, and the Instructional Design and Media Center.  The two-story building had a history of roof leaks, condensation, and humidity problems leading to mold growth and water stains on interior surfaces; its renovation began with a detailed assessment, including an HVAC study on the high humidity levels observed in the building.

Architectural design involved renovation of the building envelope, including masonry repairs, upgraded sealants for the existing doors and windows, new metal roofing, and flashing replacement; environmental abatement, including environmental analyses of various interior surfaces and microbial remediation; and interior renovation, including space planning, acoustical treatments, and new ceilings, doors, finishes, and furniture.

Plumbing design included renovation of the storm sewer system, domestic hot- and cold-water piping, water heater upgrades, and existing restroom upgrades and a new family restroom, including compliance with ADA requirements.

HVAC design focused on vapor and heat control through air quality, energy consumption, and condensation, and included a variable-air-volume (VAV) system, rooftop VAV unit, dedicated outdoor air system units, new copper-finned water-tube boiler to replace the existing boiler, an air-cooled scroll-compressor water chiller, split-system air-conditioner, integrated chilled beam system, heating and chilled water piping systems, centrifugal hydronic pumps, ductwork, roof exhauster fan, unit heaters, and direct-digital temperature control system.  HVAC air and water systems were tested, adjusted, and balanced.

Electrical design included power conduit and wiring for the HVAC renovations, lighting upgrades throughout, and renovation of the fire alarm system in coordination with the HVAC renovations.

Scope of Services:  RDFA provided MEP assessment services, MEP design services, and limited construction phase services to review MEP construction.  This project did not utilize Building Information Modeling.
